Selected homes show nightly rates; others are quoted on request. Villa rates move with the calendar, so the rate for your dates can differ from the starting figure. Send your dates and group size and we reply with availability and a clear written quote.

What shapes the rate

• Season. Winter and spring are the busiest months in Miami. Summer and early autumn are quieter, and rates follow the calendar.
• Size and setting. Bedrooms, guest count, a waterfront lot, a private dock or a gated island all shape the rate.
• Events in the city. Art Basel, the Grand Prix, the Miami Open and holiday weekends fill the city fast. Plan early for these dates.
• Length of stay. Owners often prefer longer stays, and many villas set a minimum stay in peak weeks.
• Services. Housekeeping, a private chef, a driver, security or a yacht day are arranged around the villa and quoted with it.

What to ask before you book

• What is included: housekeeping, pool care, linens?
• Are taxes and cleaning in the quote?
• What is the security deposit, and when is it returned?
• What are the house rules on guests and events?
