Building Your Villa Brief
Every engagement starts with a brief call or form. We collect the essentials: destination, dates, guest count, property preferences, activity interests, dietary requirements, and any non-negotiables. The brief doesn't sit in an inbox — it becomes an operational document distributed to every vendor and property contact before your arrival, driving how we filter properties, instruct staff, build your provisioning order, and pre-book every reservation.
Preparing the Property
Three to seven days before arrival, our team coordinates directly with the property. Staff briefings are delivered in writing and confirmed verbally. Provisioning orders are placed with local suppliers in each market. Transportation is staged. For peak-season bookings, November through April, this phase begins earlier — chef availability, boat charters, and preferred restaurant reservations carry long lead times, and we build that into every timeline.
In-Villa Concierge Support
An in-villa concierge — a dedicated service layer managing daily requests, activity bookings, dining reservations, and logistics during the stay — is active from your first day through your last. Daily requests go directly to your Luxteria contact. Property issues are handled without the client being involved. Departure coordination includes luggage logistics, transportation confirmation, and any post-stay arrangements.
Three days of Florida sun should not include a single call to a property manager. That's the standard we hold.
