Arriving by Yacht at Your Miami Villa: Waterfront Homes with a Private Dock

Luxury villa rentals in Miami with a private dock: neighborhoods with docks, what to ask, and yacht pickup at the villa. Reply within 15 minutes.

The short answer: yes, in Miami you can stay in a luxury villa where the yacht picks you up at the end of the garden. It works when three things line up: the villa has a private dock, the water in front of it is deep enough for the yacht you want, and the route from the dock to open water has no fixed bridge too low for that yacht. The best areas for it are the bay islands (Star Island, Palm and Hibiscus, the Venetian Islands), North Bay Road, Sunny Isles Beach, Golden Isles and the canals of Fort Lauderdale. In our collection, Villa Golden, Villa Estan, Villa Sia and Villa Alpha have private docks. We confirm the dock, the depth and the yacht in writing before you book.

Want a villa where the yacht meets you at the house? Call or WhatsApp 305-465-5555. A real person replies within 15 minutes, 24/7. Or send your dates here.

This guide explains how a dock-to-dock stay really works, which neighborhoods suit it, the questions to ask about any dock, and how we plan the day so the yacht, the chef and the car all run on one timeline. For the homes themselves, see our Miami waterfront villa rentals with a private dock.

Why a private dock changes the stay

Most yacht days in Miami start with a drive: load the car, find the marina, walk the dock in the midday sun and wait while the group arrives. A villa with a private dock removes all of that. The difference shows up in small, real ways:

  • No marina, no parking, no carrying bags. You walk out of the living room and step aboard.
  • Time on the water instead of in traffic. On a busy weekend, the drive to and from a marina can take a big piece of the day.
  • Privacy. You board at your own home, away from public docks and phones.
  • Flexible timing. Children nap, guests sleep in, and the yacht leaves when the house is ready.
  • The return is the best part. You come home by water at sunset, rinse off and sit down to dinner cooked by your private chef.

It is also the most Miami way to arrive. The city is built around Biscayne Bay and the Intracoastal Waterway, and some of the finest homes are designed to be reached from the water as much as from the road.

Bayfront, Intracoastal or canal: which water suits you

Waterfront homes in South Florida sit on three kinds of water, and each one shapes the stay differently.

  • Bayfront. Homes on Biscayne Bay have open views, wide sunsets and the skyline across the water. The bay is calm on most days and the route to the ocean is short from the islands near Miami Beach. Best for guests who want the classic Miami view from the terrace and quick bay days.
  • Intracoastal. The Intracoastal Waterway runs north behind the beaches, from Miami toward Fort Lauderdale. Homes here watch a steady parade of yachts, and Haulover Inlet and the sandbar are close for homes in Sunny Isles Beach, Golden Beach and Golden Isles. Best for guests who want the beach and the boat in the same stay.
  • Canals. Canal homes, like those on the Las Olas Isles, are quieter and more sheltered, with docks right behind the house. The route out can be longer and includes slow speed zones. Best for serious boaters and guests who want a calm, private setting.

There is no single right answer. We ask how you want to spend the days, then suggest the water and the house that match.

How a yacht pickup from your villa works

A dock pickup is simple on the day because the planning happens before it. This is the sequence we follow:

  1. We match the yacht to the dock. Every dock has a length, a depth and a route to open water. We choose a yacht that fits all three, not just the group.
  2. We confirm with the owner. Not every owner allows a charter yacht to tie up at the house. We get permission in writing, together with any timing rules.
  3. We set the timeline. Pickup time, route, lunch and return, planned around the tide on shallow docks and around your chef’s dinner.
  4. The captain arrives at the dock at the agreed time. The crew handles the lines and helps everyone aboard.
  5. The day on the water. The bay, the sandbar, the Intracoastal or the ocean, depending on what you want and the conditions.
  6. Return to the house. The yacht brings you back to the dock. The chef has dinner ready, the house is reset and nobody had to drive.

When a dock is too small or too shallow for the yacht you want, there is still a good plan. A tender can shuttle guests from the house to the yacht waiting in deeper water, or the car takes you to the closest marina, often only minutes away. We tell you honestly which option your villa allows.

Miami neighborhoods with private docks

Not every waterfront home is the same. Bayfront, Intracoastal and canal homes each have a different feel, and the route to open water varies a lot. This comparison is where we start:

Area Water What it is like Good for
Star Island Biscayne Bay Gated island, large estates, deep frontage Large yachts, privacy, minutes from South Beach
North Bay Road Biscayne Bay Wide bayfront lots facing the sunset Big groups, bay days, skyline views
Palm and Hibiscus Islands Biscayne Bay Quiet residential islands off the MacArthur Causeway Quick access to the bay and Government Cut
Venetian and Sunset Islands Biscayne Bay Islands between Miami and Miami Beach Bay cruises, dinners in Miami Beach
Belle Meade Biscayne Bay A small island neighborhood in Miami Bay days near the Design District
Sunny Isles Beach and Golden Isles Intracoastal and bay New waterfront homes close to Haulover Inlet The sandbar, the Intracoastal, the ocean
Golden Beach Intracoastal side A quiet town with ocean and Intracoastal homes Calm days, beach and boat in one stay
Fort Lauderdale, Las Olas Isles Canals Finger islands with deep-water docks Serious boaters, larger yachts, the Atlantic

The bay islands and North Bay Road

Homes on Star Island, Palm and Hibiscus Islands, the Venetian Islands, the Sunset Islands and North Bay Road face Biscayne Bay. The water is open, the skyline is right there and the run to the ocean through Government Cut is short. Many of the largest homes here are Off-market and shared only on request.

Sunny Isles Beach and Golden Isles

This is where some of the newest waterfront homes in South Florida are, close to Haulover Inlet and the sandbar. Villa Estan in Sunny Isles Beach has a private dock with open passage to the bay and no fixed bridges in the way. Villa Golden sits on a point lot in guard-gated Golden Isles with 135 feet on the Intracoastal and its own dock. See Sunny Isles Beach villa rentals and our Sunny Isles Beach yacht charter and Hollywood yacht charter pages.

Golden Beach and Bay Harbor

Golden Beach homes on the Intracoastal side often have docks, with the beach a short walk away. Bay Harbor Islands and Indian Creek offer calm water close to Bal Harbour.

Fort Lauderdale and the Las Olas Isles

Fort Lauderdale is a city of canals, and the Las Olas Isles are made for boats. Villa Sia has a private deep-water dock, six bedrooms and a rooftop jacuzzi. It is a natural base for the Fort Lauderdale International Boat Show and the Winterfest Boat Parade. See Las Olas Isles villa rentals and our Fort Lauderdale yacht charter.

Ten questions to ask about any villa dock

A listing that says “dock” can mean anything from a deep-water berth for a superyacht to a short platform for a jet ski. These are the questions we answer before we promise a pickup:

1. How long is the dock, and how much of it is usable?

The usable length decides which yachts can come alongside safely. Lifts, pilings and a neighbor’s boat can shorten it.

2. How deep is the water at low tide?

A yacht’s draft must clear the bottom at low tide, not just at high tide. On shallow docks, we time the pickup and return around the tide.

3. Are there fixed bridges between the dock and open water?

This is the question most listings skip. A fixed bridge can make a canal impossible for taller yachts. Villa Estan’s dock has no fixed bridges to the bay, which is exactly why it works so well.

4. Does the owner allow a charter yacht at the dock?

Some owners allow it freely, some ask for notice, some say no. We confirm in writing.

5. Is the dock in a no-wake or manatee zone?

Slow speed zones are common in Miami canals. They do not stop a pickup, but they add time to the route.

6. How do guests get on board?

Steps, a gate in the railing or the yacht’s swim platform. This matters for children, older guests and anyone in heels.

7. Can the dock take a jet ski or a tender too?

Useful if you want water toys waiting at the house or a tender shuttle to a larger yacht.

8. Is the dock safe for children?

Ask about railings, lighting and pool fencing near the water. We brief the house manager so someone is always watching.

9. Is there power, water and lighting at the dock?

Not essential for a pickup, but helpful for an evening return.

10. How long is the route to where you want to go?

A dock on the Intracoastal is a few minutes from the sandbar. A dock deep in a canal network may be much longer. We map the real time before the day.

Choosing the yacht for a dock pickup

The yacht has to fit the dock and the day. A flybridge yacht in the 60 to 90 foot range suits many villa docks and most groups. Larger superyachts need deep water and long frontage, and sometimes a tender is the better plan. When a yacht has to board from a marina, we choose the one closest to your villa.

  • The 68′ Azimut Fly boards in Aventura, close to Sunny Isles Beach and Golden Beach, with a large flybridge for sun and shade.
  • The 85′ Astondoa carries a tender and a floating mat, with bow sunpads and a flybridge.
  • The 88′ Sirena has a glass bottom hot tub and a full beam master suite.
  • The 116′ Pershing GTX and the 118′ Azimut are superyachts for the longest days on the bay and the ocean.

Every charter is private and crewed by a licensed captain and crew. The number of guests a yacht may carry depends on its U.S. Coast Guard status, and we confirm it in writing. See all yachts on our luxury yacht rental in Miami page, and read the complete Miami yacht charter guide.

A dock-to-dock day, hour by hour

Every day is different, but this is the shape of the plan many of our guests enjoy:

  • Morning. Breakfast on the terrace by your private chef. The crew arrives at the dock and sets up the deck.
  • Late morning. Walk down the lawn and step aboard. The yacht heads out past the waterfront homes toward the bay or the inlet.
  • Midday. Anchor at the Haulover sandbar or a quiet spot on the bay. Swim, float, jet skis if the yacht carries them, and lunch at anchor.
  • Afternoon. A cruise past Star Island and the Venetian Islands, or north along the Intracoastal with homes on both sides.
  • Sunset. The skyline lights up as you turn for home. A cake appears for a birthday, or a ring for a proposal.
  • Evening. Back at the dock. Showers, then dinner on the terrace, or a car to a table in Miami Beach.

Arriving in Miami by water

Some guests want the yacht from the very first hour. When the timing works, we can plan the arrival so that the car brings you from the airport or the private terminal to the marina, and the yacht carries you along the bay to the villa dock, with the house prepared and the chef waiting. It takes careful timing with flights, tides and luggage, so we plan it as a special request, not a default. Read how we handle a private jet to villa arrival and our pre-arrival concierge.

Occasions that start at the dock

Because most luxury villas do not allow parties or events, the yacht often becomes the place for the moment itself, and a dock at the house makes it effortless.

The team around the house and the yacht

A dock villa works best when the house and the yacht run as one plan. We arrange a private chef who cooks any cuisine for the house and the yacht, with supervised kosher as one option, daily housekeeping, a chauffeur for nights out and, on request, private security. One concierge coordinates the captain, the chef and the driver, so the boat is never early, dinner is never late and nobody waits at the dock. See how it fits together in our Miami villa and yacht package.
