How to Rent a Luxury Villa in Miami: The Complete Guide

How to rent a luxury villa in Miami: neighborhoods compared, what to check, seasons, staff, chef, security and Off-market villas. Reply within 15 minutes.

The short answer: to rent a luxury villa in Miami, start with the neighborhood, not the house. Pick the setting that fits your trip (bay islands, the ocean, a quiet gated street or the canals of Fort Lauderdale). Then check five things in writing before you pay: the exact guest count the home allows, the house rules on events, what staff and services are included, the real distance to where you want to be, and how check-in works. Book early for December to April. LUXTERIA Concierge arranges luxury villas in Miami and across South Florida, including Off-market homes that are never listed online, and one person runs the whole stay.

This guide is written for families, groups of friends and private clients who want a home, not a hotel room. It covers every step we walk clients through: choosing the area, reading a listing properly, the questions owners do not always answer up front, the seasons, the team around the house and the extras that turn a rental into a real stay. For our full collection, see our luxury villas in Miami.

Why rent a villa in Miami instead of a hotel

A hotel suite works well for two people and a short stay. A villa starts to make sense the moment the group grows, the stay gets longer or privacy matters. With a villa you get:

  • One private place for everyone. Parents, children, grandparents and friends under one roof, with bedrooms that each have their own bathroom in most luxury homes.
  • Outdoor space that is yours. A pool, a lawn, a terrace on the water and nobody else at the next lounger.
  • A kitchen and a chef. Breakfast when you wake up, lunch by the pool and dinner at home cooked by a private chef, any cuisine, around your diets and allergies.
  • Privacy. No lobby, no elevator full of strangers and no photos at the front door. Many homes sit behind a gate or inside a guard-gated community.
  • The water at the door. On a waterfront home with a dock, the yacht can collect you from the garden.

If you are still deciding, our side by side comparison of a Miami villa vs a hotel walks through the trade-offs, and our page on the luxury Airbnb alternative in Miami explains why a managed villa is a different experience from a listing you book alone.

Step 1: Choose the right Miami neighborhood

Miami is spread out. Twenty minutes in the car on a quiet morning can be an hour on a Saturday night. The area you choose decides how your days feel, so we always start here. Below is a quick comparison of the areas where our clients stay most often, followed by more detail on each.

Area Setting Best for Water access
Star Island Gated island in Biscayne Bay, off the MacArthur Causeway Maximum privacy close to South Beach Bayfront, many homes with docks
North Bay Road Long bayfront road in mid Miami Beach Large estates, sunsets over the bay Bayfront, docks common
Palm and Hibiscus Islands Two small residential islands between Miami and Miami Beach Quiet island living, quick drives both ways Bayfront homes with docks
Venetian Islands Chain of islands along the Venetian Causeway Walkable feel, minutes from South Beach Bayfront
Miami Beach and Sunset Islands Residential Miami Beach, near the shops and the beach Groups who want restaurants and nightlife close by Bay or canal, varies by home
Coconut Grove Leafy, older Miami, on the bay south of Brickell Families, a green and calm base Some bayfront homes, marinas nearby
Golden Beach Small, quiet oceanfront town north of Sunny Isles Beach Beach days without the crowds Ocean and Intracoastal
Sunny Isles Beach and Golden Isles Modern waterfront homes near the ocean and Aventura New construction, docks, beach nearby Intracoastal and bay access
Fort Lauderdale (Las Olas Isles) Canals off Las Olas Boulevard Boaters, deep-water docks, a slower pace Canals with ocean access

Star Island

Star Island is a small, gated island in Biscayne Bay with one road, a guard at the entrance and some of the most famous homes in Miami. It is the choice for guests who want to be five minutes from South Beach and still completely private. Homes here rarely appear on rental sites, so most of what we arrange on the island is Off-market. See our Star Island villa rentals.

North Bay Road

North Bay Road runs along the western edge of Miami Beach, so the homes face the bay and the sunset over the Miami skyline. Lots are large, gardens are mature and many estates have their own dock. It suits bigger groups who want space and still want to be a short drive from dinner. See North Bay Road villa rentals.

Palm Island and Hibiscus Island

These two small islands sit side by side off the MacArthur Causeway. They feel residential and calm, yet Downtown Miami and South Beach are both minutes away. Waterfront homes here often have docks and wide views of the bay. See Palm and Hibiscus Island villa rentals.

Venetian Islands and Sunset Islands

The Venetian Islands line the Venetian Causeway between Miami and Miami Beach. They are a favorite for groups who want bay views and an easy ride to South Beach. Our Villa Venetian is a bayfront home here with five bedrooms for up to 12 guests. The Sunset Islands, just off Miami Beach, offer a similar mix of privacy and access. See Venetian Islands villas and Sunset Islands villas.

Miami Beach

Staying in residential Miami Beach puts restaurants, shopping and the beach within a short drive or even a walk. It works well for bachelor and bachelorette weekends, birthdays and couples traveling together, as long as the house rules fit the plan. See Miami Beach villa rentals.

Coconut Grove

Coconut Grove is the green side of Miami: big trees, quiet streets and the bay at the end of the road. It is close to Brickell and Coral Gables, and it is where the 85 foot Astondoa boards at Bayshore Landing. Families who want calm evenings often prefer it. See Coconut Grove villa rentals.

Golden Beach

Golden Beach is a small, residential oceanfront town just north of Sunny Isles Beach, with very little traffic and a quiet stretch of sand. Homes on the ocean side have the beach at the end of the garden. Homes on the Intracoastal side have the water and often a dock. See Golden Beach villa rentals.

Sunny Isles Beach and Golden Isles

This is where many of the newest waterfront homes in our collection are. Villa Estan in Sunny Isles Beach is a new seven-bedroom home with a private dock and open passage to the bay. Villa Golden sits on a point lot in guard-gated Golden Isles, with 135 feet on the Intracoastal, seven bedrooms for up to 17 guests and its own dock. See Sunny Isles Beach villa rentals.

Fort Lauderdale and the Las Olas Isles

North of Miami in Broward County, Fort Lauderdale is a city of canals. On the Las Olas Isles, homes back onto the water and many have deep-water docks. Villa Sia is one of them, with six bedrooms, a rooftop jacuzzi and a private deep-water dock. See Fort Lauderdale villa rentals and the Las Olas Isles.

Other areas we arrange include Fisher Island, Indian Creek, Key Biscayne, Bal Harbour and West Palm Beach. For a longer look at each area, read our Miami villa neighborhood guide.

Step 2: Match the house to the group

The right house is the one that fits how your group actually lives for a week, not the one with the most bedrooms. Before we send options, we ask:

  • How many adults and how many children? The guest count on a listing is a limit, not a target. Seven bedrooms for 14 guests feels very different from seven bedrooms for 17.
  • Who needs a bedroom on the ground floor? Grandparents and guests with limited mobility often do. Some homes have an elevator, such as Villa Golden and Villa Estan, and some, such as Villa Maroc, are on one level.
  • Do the couples want equal suites? When several couples share a house, matching bedrooms avoid awkward conversations.
  • Will you cook, or will a chef? A chef needs a proper kitchen and, ideally, a second prep area or summer kitchen.
  • Do you need space to work? An office or a quiet corner with strong WiFi matters for longer stays.
  • Is the beach or the bay more important? Oceanfront homes such as Villa Ocean, with 150 feet on the ocean and room for 20 guests, offer the sand. Bayfront homes offer sunsets and docks.

Rates are on request. They depend on the home, the dates and the length of the stay. These homes are only part of what we arrange. See the top 10 luxury villas in Miami for more.

Step 3: Read the listing like a concierge

Photos sell a house. The details decide whether the stay works. When we review a home for a client, these are the points we check and confirm in writing:

Guest count and bedrooms

Count the beds, not just the bedrooms. A “seven-bedroom” home may include a den with a sofa bed. Ask for the bed size in each room and which bedrooms share a bathroom.

House rules on events and visitors

Most luxury homes in Miami do not allow parties or events, and many limit visitors who are not staying at the house. This is the single most common surprise for groups. If you are celebrating, plan it where it is allowed: a private yacht, a restaurant buyout or a VIP night out. We confirm the rules with the owner before you book, so nothing changes on arrival.

Location in real minutes

“Close to South Beach” can mean five minutes or forty. Ask for the drive time to the places you will actually go, at the hour you will go there. The exact address is usually shared only after booking, so a concierge who knows the house can tell you what the map cannot.

Pool heating, noise and the view

Is the pool heated in January? Is there construction next door? Does the view in the photo come from the main terrace or from one upstairs bedroom? These are small questions with a big effect on the stay.

Check-in, deposits and the agreement

Understand the security deposit, the cancellation terms, the check-in time and who meets you at the door. A professional rental always comes with a written agreement. A listing that asks for a wire to a private account with no contract is a warning sign. Our page of questions to ask before you rent a villa in Miami lists more.

Step 4: Off-market villas, the homes you will not find online

Some of the most private homes in Miami never appear on a rental site. Their owners do not want photos online, strangers at the gate or a calendar anyone can see. Instead, they share the house quietly, only with a small circle of concierges they trust, and only for guests who are a good fit.

Off-market villas are often the best homes in the most sought-after places: Star Island, North Bay Road, Indian Creek, Fisher Island and the bay islands. They suit high-profile guests, families who value discretion and anyone who wants a home that has not been booked by a hundred groups before them.

How it works with us: you send the dates, the group and the area you like. We reply with a short list of homes that fit, including Off-market options next to the homes on our website, and we share photos privately. Read more in our guide to Off-market luxury villas in Miami.

Step 5: Pick the right season

Miami is a year-round city, but demand for villas is not flat. Plan with the calendar in mind:

  • December to April, high season. Dry, warm days and the busiest weeks of the year. Art Basel in early December, Christmas, New Year’s Eve and February and March book first. Homes with docks and large estates go early, so write as soon as you know your dates. See our Miami winter season villa guide and the Christmas and New Year villa guide.
  • Event weeks. Art Basel, the Miami International Boat Show in February, the Miami Open in March, Miami Music Week and the Miami Grand Prix in May all move availability. Our Miami luxury events calendar for 2026 and 2027 lists the dates.
  • May and late October to November. Warm water, easier availability and a calmer city. A smart window for families and longer stays.
  • Summer. Hot and humid, with short afternoon storms. Quieter, with more choice, and ideal for pool days and early morning yacht trips.

Most homes have a minimum stay, and it often gets longer over the holidays. We confirm the minimum for your dates when we send options.

Step 6: Build the team around the house

A villa is the stage. The service makes the stay. Because we are a concierge first, we arrange the team around the home for your dates only, and we brief them before you arrive.

Private chef

A private chef can cook breakfast, a long lunch by the pool and dinner at home. Our chefs cook any cuisine, from Mediterranean and Japanese to Latin American and classic steakhouse, and they plan around diets and allergies. Supervised kosher is one option among many. In stone crab season, from October to May, it is a favorite at the table. See our private chefs and the Miami villa rentals with a private chef guide.

Housekeeping and a house manager

Daily housekeeping keeps the home fresh while you are out. On larger stays, a house manager keeps every detail the way you like it, from the coffee in the morning to towels by the pool.

Chauffeur and arrivals

A driver can meet you at the airport or the private terminal and stay with you for dinners and days out, in an SUV, a Sprinter for the group or a Maybach. See our chauffeur service in Miami and the guide to arriving by private jet.

Private security

For high-profile guests and families who want extra peace of mind, discreet security can be arranged for the home or for outings. See private security and bodyguards in Miami.

Wellness, children and everything else

Private yoga and Pilates at the house, an in-home barber, a massage after a long flight and a fully stocked fridge on arrival. Our pre-arrival concierge sets the house up before you land. See also private yoga and Pilates.

Step 7: Add the water

A yacht day is the one experience almost every villa group asks about. If the house has a dock the yacht can reach, the captain picks you up in the garden. If not, the car takes you to the closest marina. A typical day: breakfast at the house, the sandbar or a long lunch at anchor, a sunset run past the skyline, and dinner back on the terrace by your chef.

See our luxury yacht rental in Miami, the Miami villa and yacht package and our Miami waterfront villa rentals with a private dock.

Step 8: Plan the occasion

Many villa stays are built around a moment: a milestone birthday, an anniversary, a family reunion or a proposal. Because most homes do not allow events, we plan the celebration where it fits best, often on a private yacht at sunset or at a restaurant table that is hard to get. A marriage proposal on the water, with flowers, a photographer hidden on the deck and dinner back at the villa, is one of our favorite plans. See luxury marriage proposals in Miami, the milestone birthday villa guide and family reunion villas.
